National planning fees

This is the current list of fees for planning applications:

Outline applications (most types)

  • £385 per 0.1 hectare (or part thereof) of the site area up to 2.5 hectare (£8,285);

  • Where the site area exceeds 2.5 hectares, £9,527. There is an additional cost of £115 per 0.1 hectare over 2.5 hectares, with a maximum fee of £125,000.

 

Full applications and reserved matters

Cost of planning applications:

Erection of dwellings.
  • £385 per dwelling up to fifty dwellings;
  • where the development exceeds fifty dwellings, £19,049 plus an additional £115 per dwelling in excess of fifty. This is subject to a maximum in total of £250,000.
Erection, extension or alteration of agricultural buildings (excluding glasshouses and polytunnels).
  • Where the gross floor space does not exceed 465 square metres: £80;
  • where the gross floor space is more than 465 square metres, but does not exceed 540 square metres: £385;
  • where the gross floor space exceeds 540 square metres, but does not exceed 4,215 square metres: £385 for the first 540 square metres plus an additional £385 for each 75 square metres in excess of 540 square metres;
  • where the gross floor space exceeds 4,215 square metres: £19,049 plus an additional £115 for each 75 square metres in excess of 4,215 square metres. This is subject to a maximum in total of £250,000.
Agricultural glasshouses and polytunnels.
  • Where the gross floor space does not exceed 465 square metres: £80;
  • where the gross floor space exceeds 465 square metres: £2,150.
Erection, extension, or alteration of buildings other than dwellings or agricultural buildings.
  • Where no floor space will be created by the development: £195;
  • where the gross floor space does not exceed 40 square metres: £195;
  • where the gross floor space is more than 40 square metres, but does not exceed 75 square metres: £385;
  • where the gross floor space is more than 75 square metres, but does not exceed 3,750 square metres: £385 for each 75 square metres of that area;
  • where the gross floor space is more than 3,750 square metres: £19,049, and an additional £115 for each 75 square metres in excess of 3,750 square metres. This is subject to a maximum in total of £250,000.

 

Other applications

Cost of other applications:

Type of application Fee
Enlargement or alterations to existing dwellings. £172 per dwelling-house, to a maximum of £339.
Works (including provision of a building) within the curtilage of an existing dwelling-house. £172 per dwelling-house.
Change of use to, or subdivision of, dwellings. The change of use from a single dwelling house (previously), to use as two or more single dwelling houses:
  • where the development is for fifty or fewer dwellings: £385 per additional dwelling created;
  • where the change of use is to use as more than fifty dwellings: £19,049 plus an additional £115 for each dwelling in excess of fifty dwellings. This is subject to a maximum in total of £250,000.

In other cases:

  • where the development is for fifty or fewer dwellings: £385 per dwelling created;
  • where the development is for more than fifty dwellings: £19,049 plus an additional £115 for each dwelling in excess of fifty dwellings. This is subject to a maximum in total of £250,000.
Other changes of use, except minerals or waste. £385.
Winning, working, storage of minerals and so on, and waste disposal.
  • Where the site area does not exceed 15 hectare: £195 for each 0.1 hectare of site area;
  • where the site area exceeds 15 hectare: £29,112, plus an additional £115 for each 0.1 hectare in excess of 15 hectare. This is subject to a maximum in total of £65,000.
Exploratory operations for oil or natural gas.
  • Where the site area does not exceed 7.5 hectare: £423 for each 0.1 hectare of site area;
  • where the site area exceeds 7.5 hectare: £31,725 plus an additional £126 for each 0.1 hectare in excess of 7.5 hectare. This is subject to a maximum in total of £250,000.
Operations (other than exploratory drilling) for the winning and working of oil or natural gas.
  • Where the site area does not exceed 15 hectare: £214 for each 0.1 hectare of site area;
  • where the site exceeds 15 hectare: £32,100 plus an additional £126 for each 0.1 hectare in excess of 15 hectare. This is subject to a maximum of £65,000.
Car parks, service roads and other accesses used for the purposes of a single undertaking (where these are incidental to existing use). £195.
Playing fields (for sports clubs, non-profit making organisations and so on). £385.
Other operations on land. £195 per 0.1 hectare (or part thereof), of the site area to a maximum of £1,690.
Erection, alteration or replacement of plant or machinery.
  • Where the site area does not exceed 5 hectare: £385 for each 0.1 hectare of the site area;
  • where the site area exceeds 5 hectare: £169,049 plus an additional £115 for each 0.1 hectare in excess of 5 hectares. This is subject to a maximum in total of £250,000.

 

Lawful development certificates

Cost of lawful development certificates:

Type of certificate Fee
For an existing use of land or operational development. The same fee as for an equivalent planning application.
For a proposed use of land or operational development. Half of the fee as for an equivalent planning application.
For a failure to comply with a condition or limitation. £195.

 

Advertisements

Cost of advertisement fees:

Notification under schedule 2 of the general permitted development order

Cost of Notification under schedule 2 of the general permitted development order:

Erection of agricultural buildings or significant extensions to agricultural buildings. £80.
Formation or alteration of an agricultural private way. £80.
Demolition of a building including residential property. £80.
Development by Telecommunications Code System Operators. £385.
Permitted development under Class J, K, M, MA. £80.
Permitted development under Class IA and MB. £80, or £172 if the proposal involves operational development.

Concessionary fees and exemptions

Cost of concessionary fees and exemptions:

Grounds for reduction / exemption Fee
Works to improve disabled persons' access to a public building, or to improve their access, safety, health or comfort at a dwelling. No fee.
Applications by Parish Councils and similar. Half the normal fee.
Applications required because of the removal of permitted development rights by a condition or by an 'article four' direction. No fee.
Alternative applications for one site. Highest of the fees applicable for each alternative and a sum equal to half the total of both.
Duplicate applications made by the same applicant. Normal fee for both applications.
Development crossing boundaries of planning authorities and requiring several applications. Only one fee, for the whole scheme and subject to a special ceiling. This is payable to the authority with the larger part of the site.
Revised or fresh applications for development of the same character or description. Made within twelve months of either approval or refusal, or of the making of the earlier application if withdrawn. Or of the expiry of the statutory eight week period where the applicant has appealed to the Secretary of State on the grounds of non-determination.

No fee.

Please note: This exemption can only be exercised once by an applicant for a particular site).

An application for the variation or discharge of a condition, including retention of temporary buildings and so on. £195 (if not exempt as a revision).

 

Discharge of Conditions (DISCs) / Confirmation of compliance with condition(s) attached to planning permission (COMPs)

These fees are refunded if the local planning authority fails to give the written confirmation requested. This should be done within twelve weeks from the date the authority receives the request.

Fees for Discharge of Conditions / Confirmation of compliance with condition(s) attached to planning permission:

Relating to applications for enlargement or alterations to existing dwellings or works (including provision of a building). This is within the curtilage of an existing dwelling-house (householder). £28 per request.
Any other application. £97 per request.

 

Extension of time

Cost of an application for a new planning permission to replace an extant planning permission. This is in order to extend the time limit for implementation:
