Local land charges
Local authority searches
There are two types of search:
LLC1
This relates to all registered charges e.g. financial charges, which could arise from improvement / renovation grants, tree preservation orders, conservation orders, smoke control and planning applications, which have been approved with conditions as from 1st August 1977.
CON29
A CON29 is a list of questions decided upon by a Committee consisting of the Law Society, The Association of County Secretary's, LLC1, The Local Government Association (LGA), National Land Information Service (NLIS) and Office of Deputy Prime Minister (ODPM).
CON29R standard enquiries (enquiries 1-3) deal with enquiries relating to planning, highways and environmental services, which may affect the property or land. We will reply to this for one inclusive fee.
CON29O optional enquiries (enquiries 4-2) are charged for individually and the Council will only reply if the purchaser or the legal practitioner places a tick in the appropriate box on the front of the form.
The Local Land Charges Register only reveals charges in existence. Items may be pending e.g. a new conservation area. These will only be declared on the CON29.
Why is there a need for the CON29?
The CON29 gives information on a wide range of relevant issues and shows information that is not available from other sources (e.g. public registers).
The CON29 warns of impending actions and is impartial.
