Local land charges

Land charges register

The local land charges register records information about properties (or parcels of land) in the Calderdale area. This includes any legal restrictions or development proposals affecting a particular property.

This kind of information needs to be known before a property is purchased. It may be that you cannot do what you have planned or that the price or saleability of the property is affected when you come to sell, even if it is many years later.

Searching the register is often described as a ‘local search.’ It can be carried out by anyone – usually a solicitor – acting on behalf of prospective buyers of a property.

There are two types of searches, official and personal. Your solicitor or licensed conveyancer will probably request an official search on your behalf, but do ask them to make sure.

Some of the information given by the local authority in reply to form CON29 cannot be obtained from any other source. Therefore some information is not available to a personal searcher.
